Settling a family member's estate, flipping a rental after a rough tenant, clearing a house for sale — a full cleanout is a different animal than a junk pickup, and we treat it that way.

Typical range: $800–$2,000+ depending on home size and how full it is. A lightly furnished 2-bedroom is the low end; a packed 4-bedroom with garage and shed is the high end. Quoted in person or from a video walkthrough, and the quote is firm.

Estate cleanouts

We know these jobs come at hard times. We sort for valuables and keepsakes as we work — documents, photos, jewelry, anything that looks like it matters gets set aside, not tossed. We'd rather hand you a shoebox of photos than have them end up at the dump. Usable furniture goes to donation, with the receipt for the estate's records. We work directly with realtors, attorneys, and out-of-state family — photos before and after, keys handled as instructed.

Landlord & rental turnovers

Tenant left you a "gift"? Abandoned-property hauls, post-eviction cleanouts, and move-out messes on fast turnaround so the unit gets re-listed. Property managers get priority scheduling — ask about multi-unit pricing.

Hoarding-level jobs

No judgment, ever. Quoted in person, priced by volume like everything else, handled discreetly with an unmarked-truck option. Jobs involving biohazards, animal contamination, or pest infestation carry a hazard fee ($75–$150), flagged before work starts — never after.
